Mortgage Acquisition

Frontier Financial acquires non-performing and sub-performing loans and real estate for its own portfolio and third parties.

Our acquisition services include:
  • Identification of loan and REO acquisition opportunities
  • Due diligence including loan and REO file review, site inspection, valuation, pricing and tax and title review
  • Financial modeling, valuation and pricing of loan pools
  • Bid and negotiated transaction structuring for single assets and loan pools

Our acquisition criteria include:

Investment Range – Minimum and maximum investments for a single asset range from $100,000 to $5 million. There is no investment limit for pools that include assets meeting the minimum and maximum investment for a single asset.

Property Sizes – Properties range from single co-op units to 300-unit rental properties, as well as office and retail properties. Sizes range from 10,000 to 250,000 square feet.

Collateral Types – Property types include multifamily rental, retail, office, mixed use, underlying residential co-op mortgages and single residential co-op units.

Loan or Asset Status – Non-performing and sub-performing loans, deficiency judgments and lender-owned real estate taken back at foreclosure or by deed-in-lieu.

Geography – While Frontier targets loans and properties on the East coast, Frontier’s senior management has experience in nearly every state. Given the right factors, Frontier will acquire assets in other regions of the United States.
